Next Saturday, folks will have a chance to own a new home in the exclusive Chaparral Pines subdivision.
On Aug. 2, a 3,000-square-foot log home in Chaparral Pines will be sold to the highest bidder.
The home will be available for viewing from 1 p.m. to 4 p.m. Sunday, July 27, according to Stewart Larsen, whose company, Holmes Larsen Auction Marketing, is conducting the sale.
"The people who own the place have a number of homes and have rarely used this one," Larsen said. "They also have multiple businesses, so they just decided to put this one up for auction."
The home is of log construction and includes 3,000 square feet of living space. It has three bedrooms, two baths, plus a loft. There are ash wood floors, finished lodge pole beamed ceiling supports, granite counters, custom cabinets, a gourmet kitchen, two fireplaces, a two-car garage and deck.
The home, at 2012 Columbine Circle, a cul-de-sac, is lot 217 of Chaparral Pines. The auction will be held at the site of the home.
"We know the second home market is slow, but we hope that this will get things going," Larsen said.
The lot is one-third acre, annual taxes are $3,907. There is a monthly fee of $200 to live in the development, which includes homeowners' association fees and Trailhead membership.
The home was built in 2001. The exterior walls feature stone as well as logs, the roof has asphalt shingles and the home is equipped with air conditioning.
There are no minimums or reserves on the auction, but to bid, individuals must have a $10,000 cashier's check made out to them. This money will become part of the down payment.
It is required that the winning bidder supply 10 percent down on the day of the sale, with the balance due in 30 days, plus a 10-percent buyer's premium will be added to the high bid amount to determine the contract price. However, there is no registration fee and registration begins at 11 a.m. on the day of the auction.
Bidding will be oral and the property is being sold as is.
