New Owners Of Storage Facility Seeing Boom In Business

Rim Country Self-Storage is one of the few storage facilities in the area that still has space for rent, according to new owner Paul Bates.

Bates bought the business in late August with Joy Richards. He said the space is going fast, though.

Randee Kragerud is a familiar face at Rim Country Self-Storage and U-Haul Rentals. She has been with the company since it opened in 2000. Paul Bates is also a familiar face, since he has been selling real estate in the Rim country for about 10 years. Bates and Joy Richards, another well-known local Realtor, are the new owners of the storage facility at 208 N. Tonto St.

Bates said the business has not had any signs, and he thinks that is the reason there is still space available.

"You get 80 percent of your business from signs," Bates said.

He is working with town officials to get a sign up at the corner of West Longhorn Road and North Tonto Street to direct people to the storage center at 208 N. Tonto St.

Manager Randee Kragerud said she has no more 10-feet-by-20-feet units left. There are smaller units and larger ones, however.

Rim Country Self-Storage and U-Haul Rentals was started in 2000 by Jeff Sievert.

The storage facility has 204 units that range in size from 5-feet-by-5-feet, which rents for $29 per month, to 10-feet-by-30-feet, renting for $125 a month. All the units are treated to withstand all weather conditions, and the facility is serviced regularly for pest control.

"We take pride in keeping the grounds clean," said Kragerud, who has been at the business since it was first opened.

"Any damages are repaired right away," Bates said.

Bates and Richards are both in the real estate business, and own 18 homes which they rent.

He said the facility had only about half its units rented when they bought it and was just breaking even.

"(Business has) increased two-fold since we started advertising in the paper," Bates said.

He said it is a very simple business, using very few utilities and operating with minimal supervision.

"We're delighted we bought this and have plans for future expansion," Bates said. There is room for an additional 22 units on the property, which will be built once the existing units are full.

Rim Country Self-Storage and U-Haul Rentals is at 208 N. Tonto St. The office is open from 7:30 a.m. to 4:30 p.m. Monday through Friday, the facility is open from 6 a.m. to 9 p.m. daily to renters.
