Yes, it's a great idea, but it's one that could only have happened in the pre-depression days of the USA. That's roughly around late 2006. It's a whole new ballgame, now.
There just plain isn't any "easy money" left for these type of projects. It's over. Government would like to keep reaching into our pockets, but there's nothing in there anymore!
